Our approach to historic renovation starts not with blueprints, but with belief — belief that a community’s character lives in its buildings, in the brick facades and old storefronts that once defined a Main Street. Our job is to find those places, understand what they were, and unlock what they can become.
It started in Fort Mill. When we developed The Greens at Fort Mill, we quickly realized that the quality of the surrounding downtown would define the quality of our investment. So rather than waiting for others to act, we acquired and renovated a series of historic buildings along Main Street — curating anchor tenants Amor Artis Brewing and The Improper Pig, building the foot-traffic engines that made the whole district compound in value over the following decade.
The same model is now transforming Chester, SC, where 140 Gadsden converts a historic building into 11 bespoke apartments above a street-level coffee shop & retail/restaurant space — applying the same principles that proved themselves in Fort Mill.
